Business Development for Commercial Assets

  • Prepare pitch pack for NLG projects, partnership business calling and short list for potential tenants, partners, sub-investors.
  • Establish relationships with potential tenants, partners, investors, etc.
  • Coordinate with internal functional departments to meet clients’ demands and expectations
  • Build up a local government relationship to acquire new retail/ commercial land
  • Land sourcing for new retail asset.

Prepare/ Discuss/ Execute the NDA, LOO, MOU, IPA and Agreement with partners.

Retail Assets Operations

  • Develop leasing and incentives policy for retail properties
  • Develop marketing programs to attract footfall
  • Manage leasing activities

Develop and implement SOP for Retail Asset Property Management

Research, Planning and development concept for commercial assets

  • Maintain awareness of market trends, performance and practices affecting the NLG’s Commercial Property business and recommend responsive strategies and development plan.
  • Work with consultants to develop positioning and conceptualization of retail land plots.
  • Propose zoning/layout, trade mix, tenant mix for retail assets.
  • Responsible for retail planning and development concept for all retail assets within NLG and new projects.

Business model, FS and implement schedule for commercial assets

  • Propose business model (project transfer / joint-venture / build-to-suit / built-to-lease, etc.) for retail assets.
  • Propose plan, schedule, cost/ expenditures, and take appropriate measures to input to Investment team to ensure all PreFS/ FS is completed for commercial assets.
  • Input for design brief, Pre FS, FS for commercial assets in current projects and new acquisition projects.

Yêu cầu công việc

- 5+ years experience within a Leasing environment
- Good people skills
- Good knowledge of retail trends
- Budgeting and forecasting of rentals
- Time Management and Planning.
